Right now, 100k is my working point.
I don't want to finance anything.
Or if I do finance, I don't want it to be much.
So 100k is what I am looking at without involving banks.

So I might have to drive a little to get to them. And those are what help keep my medical costs down.

Even if I swing this property, it will be 2 years before I can get there.
But we have narrowed it down between TN, MO and Northern Arkansas.
Possibly NC. Properties are reasonably priced and cost of living is far less than Oregon.
I have to find out more about the properties.
Taxes, what it's zoned, what can be put on it and county regulations about buildings, livestock, etc. If it can be sub-divided or if it's set at 5 acres.
Then I need to find out what utilities are to the property, if any and if not, what it will cost to get them there.
Some of those may be cost prohibitive and throw a wrench into the works.
The bad thing is, if I were retiring with in 6 months, there's 18 acres in Missouri, I'd put an offer on today, but 2 years to have a house sitting is way too long.

Don't forget the price for a well $5000+ depending on how deep. Also a septic system $20,000 depending on what's required. Also don't forget cutting in driveway and land clearing.

We may be going with a place in southern Missouri.
13 acres, has a house and mobile home setup already on it. So water, septic and all that is done.
About 3/4 is cleared, the other part is timber.
Still a lot to find out to decide and then see what the bank says.
Then there is the 2 tears till I retire.
My sons may be moving there first. 🤣

I have that same problem. Years ago I sold my old Chevy C-10 truck before heading to Germany. I asked $750, it was probably worth twice that, new tires and freshly rebuilt in-line 6 cylinder, no body rust.
I put an ad in the paper.
Every azzhole that called offered me $250 - $500. Finally, some old guy who lived about 10 miles away called, asked if I'd take $500? "No", I replied, "If I wanted $500, I'd have put it in the paper for that. Come take a look at it, drive it, see for yourself."
He showed up awhile later, we drove around, he said "This truck is decidedly worth more than you're asking. What's the catch?" I said that I was leaving for Germany in 3 days, if I could get $750 I'd sell it, if not I'd put it up on blocks, spray some Marvel Mystery Oil down the cylinders and drain all the fluids until I got back. "However, if all you bring is $749, you don't get a truck".
We went to the bank and he gave me $750.

So the merry go round continues.
After getting beat out on a really nice property, more research keeps point us back to the Tennessee direction.
Seems that the spirits want us headed that direction. So, I'm just gonna go with the flow.
So now, we're looking at a couple 20 acre plots in western TN.
Was hoping to get a property, before we put our house up for sale, but we might have to get this house sold, then finish up work and head that way.

While sales tax in Tennessee is a little high, there is no retirement, social security or inheritance tax.
Property is relatively inexpensive and property tax is about 1/3 Oregon's.
Not too mention the cost of living is pretty easy on the pocket.
Oregon sucks as far as taxes, cost of living and cost of housing. Just call around sucks. 🤣

Looks like our house in Oregon will go up for sale in the next month or so.
Once it sells, looks like we will be taking a trip to Missouri and Tennessee to look at property possibly in January.

If your going Tennessee be aware that in the Knoxville area is where Smith & Wessen is moving to. Property will likely be skyrocketing there as people start to move in (its 750 jobs being moved from Massachusetts).

I mentioned Tennessee to my Wife a bit ago and she said heck no... then a friend of hers mentioned Tennessee and it doesn't seem like such a bad idea.
